Property flirt: come on, guess the price!
I do love a good nosey around other people’s houses, don’t you? Welcome to Property Flirt, where you (and I) get to peep through the keyholes of some stunning local properties. I’ll give you some clues, show you the pics and then you put what you think it’s worth in the comment box before you click on the link and see how close you get. I was out by about £100,000 – so see if you can do any better.
Are you sitting comfortably? Then we’ll begin.
Matsford Lodge is a three-storey, four bedroom, detached property in the village of Tellisford on the edge of the Farleigh House estate not far from Bath. The house dates back to the beginning of the 19th century and it’s listed but it’s been extended and renovated and now boasts that oh-so-desirable combo of period charm and stunning contemporary interiors (eat your heart out Grand Designs). Feast your eyes on this.
Let’s go inside. On the ground floor, there’s a beautiful hall with a limestone floor and subtle grey woodwork leading to a sitting room with a wood-burning stove, a downstairs loo and a spacious open plan kitchen and dining room. Bet you didn’t expect to find a luxury minimalist kitchen like this in a period property: it’s über high-end b1 bulthaup, all clean white lines, no knobs or handles and integrated Siemens iQ appliances. The kitchen area flows seamlessly into the dining area – and check out the clever way the line of pendant lights marks the divide between the two parts of this huge room (it’s over 21 feet long). Weather good enough to eat inside? Come with me through the bi-fold doors onto the terrace…
There’s room out here for another large table and chairs for lots of al fresco quaffing and scoffing. You could do some serious entertaining in this place.
Want to get away from everyone? Just slip upstairs to another sitting room on the first floor and throw a log onto that open fire. Love the attention to detail: see how the design of the alcove with the bookshelves echoes the shape of the Gothic-style windows.
There are two bedrooms up on the first floor too, including the main bedroom, which has doors out to the garden – pretty idyllic. Though you would have to be wearing something floaty and possibly holding a flake when you stepped outside to complete the picture. There are two further bedrooms (and a loo) on the top floor.
There’s one bathroom, more like a wet room I’d say, with a glass-sided shower, a luxe freestanding bath and swanky free-standing tap. Minimal, modern, expensive.
The house sits in a third of a glorious acre – what price stunningly bucolic views like this?
Location, location, location? Frome, Bradford-on-Avon, Bath – and all within 9 miles. It doesn’t get much better than that. Frome and Bradford-on-Avon’s independent shops, fab cafes and restaurants (and the the famous monthly Frome Independent market) and the sophisticated shops, theatres and other amenities of World Heritage city Bath are all just minutes away. Babington House is just 20m mins drive – how convenient.
Don’t forget when you’re working out the price that London Paddington’s just 90 minutes by train from Bath Spa; the area’s renowned for its excellent private schools, there are good secondaries nearby (and two outstanding state primaries within two miles of the house) and one of the UK’s top universities is on the doorstep.
