It's huge, light and airy, and in a pretty, peaceful village lying neatly between Somerset's two cultural hotspots. Niiiice. So, fellow nosey parkers – how much do you reckon?

Huge, light-filled and sitting in an acre of grounds with far-reaching views from every one of its many windows, Woodforde House lies in the pretty village of Batcombe, nestled in a valley far from the madding crowd. Calm. Peaceful. But within spitting distance of super cool Bruton, the Notting Hill of the South West, and super creative va-va Frome. Who says you can’t have it all?

Are you ready? Let’s dive in…

The hall – with its black limestone floor, roughly hewn wooden seat, pivoted oak door and unique oak stair case designed made by local designer-maker John Griffiths – could’ve come straight out of Grand Designs. (Kevin McCloud, you’re a local, did you have a hand in this?)

Two receptions and a downstairs cloakroom lead off from the hall.  Light, airy, contemporary, with natural flooring and huge windows to let the outside in. Open the two big doors between this room and the next and you’re open plan. White walls and ceilings are the perfect foil for the verdant gardens.

The second reception’s currently being used as a music studio but you could put your organ anywhere you want.  Just look at that view. I mean, could it be more idyllic?

If the heart of the home is the kitchen, this is one big-hearted house – the kitchen/diner is ultra spacious. Reclaimed oak flooring and cool clean lines,  nice chunky radiators and Jøtul wood burner all the way from Norway to keep you cosy. Views and French windows out over the gardens and hills beyond.

Go with the flow. The space connects almost seamlessly, with wide double doors connecting the kitchen/diner with the sitting room.

Four big bedrooms. The main has a dressing area and a bathroom with shower and all have views. Two bathrooms and a smaller storage room which would make a nursery or extra bedroom, if you felt so inclined.

Like the rest of rooms in the house, the bathrooms are generous.

Don’t need to tell you the garden’s south facing – just look at the way these plants are growing.  If the Green Man lived in a house, this would be it.

You’ve got about an acre of land, so perch yourself on the tree trunk bench and drink in the view *sigh*. This is a conservation area, so nothing’s ever going to spoil this village but the house and gardens themselves aren’t listed (phew).

You’re nicely set up in Batcombe with an excellent local pub the Three Horseshoes, a village hall with cinema nights, kids’ playground and a church.  Five miles over the hills is Bruton and the international art gallery Hauser & Wirth, some very good restaurants and independent shops.  Eight miles in the other direction, Frome is stuffed to the gills with fab shops, cafes and restaurants; a vast monthly street market, independent cinema and more. Private members club, hotel and spa at Babington House is about 15 miles; Bath 20. A few celebs live in and around too.

You’re spoilt for choice when it comes to schools. Closest primary schools are in next village of Upton Noble and Bruton. Preps: All Hallows and Hazlegrove. Secondaries: the independent King’s Bruton and Bruton School for Girls and state boarding and day school Sexey’s in Bruton. Independent Wells Cathedral School, Millfield, Sherborne schools and state Strode 6th Form College all not far away. Rail links: Castle Cary to Paddington or Gillingham to Waterloo in both around 2 hours.

    Wow! Stunning house (love the current owners’ styling!) and even more beautiful gardens. Given the location, I’d put this at the 1.3m. All that space. Heaven!

    My guess, £995,000?? Lovely individual property, in a great location. Heaps of character and style, set in delightful grounds. On my wishlist!
